As the world’s population continues to grow, together with the rising megatrend of urbanisation, the shortage of decent, affordable housing as a global issue is becoming more acute and is reaching crisis levels. According to official statistics from Brussels, more than 220m households in the EU, and around 80m European citizens are overburdened by housing costs − many are even at risk of eviction.

To run cities efficiently and sustainably, people from all ages, backgrounds and income levels need to be able to find a place to live, work and access leisure, education and health care services within a reasonable time.

In the discussions about the challenges on the housing market the terms “housing affordability” and “affordable housing” are often used interchangeably when talking about things like a “lack of affordable housing” or claiming that “housing is not affordable”. How should we define affordable housing, or how does PATRIZIA look at affordable housing?

Solving this issue cannot only be the responsibility of the public sector. Public-private partnerships are needed. Real estate investors and managers working hand in hand can play an important role.

Affordable housing: A building block for creating sustainable communities

Real estate investment managers have a responsibility to build sustainable communities. They are the ones to invest in and create homes, workspaces and leisure facilities for countless people. 
 
Sometimes we overlook the social pillar of “ESG” – the “S” – on the journey to net zero. Growing pressure to deliver on the environmental targets of the 2050 Paris accord mean the “E” of ESG has often taken centre stage 
 
However, loneliness, social inequality, poor access to education / healthcare and lacking diversity, are increasingly important topics for governments and urban planners as they seek to mitigate the economic impact of Covid-19.
 
So, what role can real estate investment houses play in making a positive contribution in solving these challenges? And how do their clients benefit?

– Thanks to superior cash flow characteristics and capital value preservation, diversified residential, in Europe in particular, is an excellent substitute for fixed income

– There is a 250-300 basis point yield spread compared with an average ten-year government bond yield

– With inflation concerns rising, residential is a good natural hedge thanks to explicit rental indexation

– Looking ahead, European residential will emerge strongly from COVID-19

– Post COVID-19, European residential markets offer investment opportunities across the risk spectrum … but investors need to rely on experienced and well-resourced managers to reap the benefits of this large market
